Ideally, retirement planning would begin at birth. In reality, a large percentage of Americans do not begin planning for retirement until they are in their mid 40s or 50s. Some never prepare for their golden years and are forced to live off a nominal fixed income provided by the government.

Real estate investing secrets are a dime a dozen these days. Anyone with half a brain can slap up a website, sell real estate investing products and claim they are a real estate investment guru. Section 8
Section 8 is a housing program established by U.S. Housing and Urban Development. Through the issuance of housing choice vouchers, HUD offers rental assistance to low-income families, the disabled and elderly. In some instances, this can be as much as 70-percent of the monthly rent amount.
Also known as Public Housing, Section 8 provides opportunities to homeowners choosing to offer their housing through HUD's public assistance program. While there are strict rules and regulations, Section 8 landlords receive guaranteed income from the government when they rent to qualified tenants.

Bank Owned Homes
Bank owned homes are houses which have been returned to the bank due to foreclosure. Before real estate is returned to lending institutions there must first be an attempt to sell the property through a foreclosure auction.
Oftentimes, bank owned homes are worth less than the balance due on the mortgage note. This frequently stems from the fact that previous homeowners have creditor or tax liens attached to the property. In some instances, there may also be second or third mortgages financed against equity the borrower had accrued through their home.

Short Sale Real Estate
Short sale real estate is property that has been sold for a lesser amount than the balance due on a mortgage loan. This type of real estate transaction occurs when a homeowner is no longer able to fulfill their mortgage obligation and defaults on their loan. In order to prevent foreclosure, the lender can elect to allow the homeowner to sale the home for less than is owed on the mortgage.
Typically, lenders only engage in short sales on real estate when the current market value is less than the loan on the property. Short sells are only available to homeowners who have no equity in their home and owe more than the real estate is worth.
