Owner Will Carry

Owner will carry is a becoming a popular way to finance the purchase of real estate. With the current credit crunch, many sellers are now offering to finance all or a portion of the purchase price in order to attract buyers. Also referred to as seller carry back, this type of financing is beneficial to both buyers and sellers.

Sellers who offer owner will carry financing open the doors to more buyers. Since many people are unable to qualify for a traditional mortgage loan, seller carry back provides buyers with the opportunity to purchase property without obtaining funding through a bank.

4506 Tax Form

A 4506 tax form is required when taxpayers need a copy of previously filed tax returns. The form 4506 can be used by individuals or businesses or to authorize release of tax files to a third party such as accountants, CPAs, bankruptcy attorneys, lenders or probate executor.

When a third party uses the 4506 tax form, they must adhere to confidentiality laws set forth by section 6103(e) of the Internal Revenue Service. Section 6103(e) pertains to disclosing tax returns to a person with material interest including spouses, business partnerships, corporate board of directors, personal estates and trusts.

Buying Houses

Not so long ago people were buying houses at neck-breaking speed. Today, few people qualify for a mortgage loan. There is no doubt the housing market is in a serious slump. Lenders are carrying billions of dollars worth of non-performing loans and bank owned properties. Many homeowners are in serious financial distress; unable to make their house payments and waiting for impending foreclosure.

When I began buying houses, my primary goal was to locate distressed properties below market value. I engaged in house flipping and purchased rental properties. It was rewarding and profitable.
