Expired Listing Letter
An expired listing letter is one of many marketing tools used by real estate investors to locate deals on homes for sale. Expired listings refer to real estate sales contracts which expired without resulting in sale of the home. When realtors are unable to complete the sale during the term of the realty contract, sellers can enter into a new contract with their current realtor, locate a new realtor, place the property on the market as for sale by owner, or remove the listing.
Realtors and investors solicit business with the expired listing letter. When properties show up as expired on the Multiple Listing Service (MLS), real estate professionals can access sellers' contact and property information. MLS provides nationwide property listings to real estate agents, mortgage and insurance companies, and other realty related entities.

Wholesaling
Wholesaling refers to a type of real estate transaction. Investors purchase properties at discounted prices and sell to another buyer for profit. Wholesaling is sometimes referred to as house flipping. When wholesalers flip houses they sell them in as-is condition and do not invest any money to rehab the property.

Warranty Deed
A warranty deed used with real estate transfers guarantees the property has a clean title with no liens attached. Liens are used when borrowers default on creditor loans, owe taxes to the Internal Revenue Service, or have outstanding child support or alimony payments. There are two types of real estate warranty deeds - General or Limited.
A general warranty deed guarantees the seller owns the real estate and has authority to sell it. General warranty deeds protect the buyer if the seller engages in non-disclosure. This might include not reporting creditor or tax liens or judgments not reported by the seller.

Real Esates

4506 Tax Form
A 4506 tax form is required when taxpayers need a copy of previously filed tax returns. The form 4506 can be used by individuals or businesses or to authorize release of tax files to a third party such as accountants, CPAs, bankruptcy attorneys, lenders or probate executor.
When a third party uses the 4506 tax form, they must adhere to confidentiality laws set forth by section 6103(e) of the Internal Revenue Service. Section 6103(e) pertains to disclosing tax returns to a person with material interest including spouses, business partnerships, corporate board of directors, personal estates and trusts.
