When seeking out houses for sale it's a good idea to spend time learning about home buying programs, government grants, and financing options. Doing so can help buyers save thousands in interest rates and closing costs, as well as obtaining properties for the best price.

There are all kinds of houses for sale. From handyman specials to elegant mansions and everything in between, buyers can find nearly any type of property they desire. While the foreclosure crisis has left many homeowners without a home, it has also opened the door for buyers wanting to purchase affordable housing.

One benefit of buying bank owned real estate is many properties are eligible for HUD's Neighborhood Stabilization Program grants. Each year, the government provides grants to people that purchase homes in regions with excessive foreclosure rates.

Las Vegas Real Estate Market

For years the Last Vegas real estate market offered some of the most desired properties in the country. Everyone was ready to gamble in Sin City in hope of striking it rich. Today, Clark County Nevada has nearly turned into a ghost town with thousands of foreclosure properties sitting vacant.

There are signs the Las Vegas real estate market is heading toward recovery. In June, the Las Vegas Review-Journal reported foreclosure filings declined by 12.9 percent in May. Additionally, banks canceled 1,931 sales which was a 36.7 percent decrease from April. The report wasn't clear on whether canceled sales were the result of loan modifications, short sales, or deed in lieu of foreclosure.

Virgin Money

Virgin Money is part of the Virgin-empire created by Sir Richard Branson whose entrepreneurial spirit has created 360 companies during his lifetime. Virgin Money offers a unique 'social loans' program where friends and family can fund personal loans.

Virgin Money is not a bank, but does offer personal financial products including credit cards. In January 2010, Branson purchased Church House Trust, a small private bank, which will eventually allow Virgin Money to offer real estate mortgages and personal checking and savings accounts.

Owner Will Carry

Owner will carry is a becoming a popular way to finance the purchase of real estate. With the current credit crunch, many sellers are now offering to finance all or a portion of the purchase price in order to attract buyers. Also referred to as seller carry back, this type of financing is beneficial to both buyers and sellers.

Sellers who offer owner will carry financing open the doors to more buyers. Since many people are unable to qualify for a traditional mortgage loan, seller carry back provides buyers with the opportunity to purchase property without obtaining funding through a bank.
