Buy to Let Home Insurance

Buy to let home insurance is an essential element for real estate investors with rental properties. Buy to let insurance is often referred to as landlord insurance because it offers additional protection to property owners not typically covered in homeowner's policies.

Buy to let home insurance is necessary to protect cash flow in the event of catastrophic damage which results in lost income. Depending on the type of landlord insurance policy, provisions can be included to cover the costs of legal fees associated with property damage caused by tenants or pursuit of unpaid rent.

Section 8

Section 8 is a housing program established by U.S. Housing and Urban Development. Through the issuance of housing choice vouchers, HUD offers rental assistance to low-income families, the disabled and elderly. In some instances, this can be as much as 70-percent of the monthly rent amount.

Also known as Public Housing, Section 8 provides opportunities to homeowners choosing to offer their housing through HUD's public assistance program. While there are strict rules and regulations, Section 8 landlords receive guaranteed income from the government when they rent to qualified tenants.
