Realty consists of all types of real estate including homes, apartments, condos, commercial buildings, retail space and raw land. Real estate investors can choose to focus on one particular niche or develop a diverse portfolio consisting of several types of investment properties.
Realty is a complex game. Successful investors need to become educated about all facets of this multi-dimension business. While real estate investors do not need to have a Masters Degree in all areas, they would be wise to obtain a basic education and form a team of expert consultants.

House Flipping
House flipping has become so popular that cable television stations air shows featuring this real estate technique. A&E features Flip This House, TLC features Flip That House, while Bravo's infamous Flipping Out, showcases high-dollar real estate costing thousands of dollars to renovate.
While these shows provide house flipping techniques, they mainly focus on the drama that occurs during the process. There is no doubt house flipping can be extremely stressful, but it can also be a rich and rewarding experience -- if you understand what is involved.

Bank Owned Homes
Bank owned homes are houses which have been returned to the bank due to foreclosure. Before real estate is returned to lending institutions there must first be an attempt to sell the property through a foreclosure auction.
Oftentimes, bank owned homes are worth less than the balance due on the mortgage note. This frequently stems from the fact that previous homeowners have creditor or tax liens attached to the property. In some instances, there may also be second or third mortgages financed against equity the borrower had accrued through their home.
