Commercial property - salon; 1st payor is owner of business and works there full-time; second payor is 1st payor's spouse who owns a hydroseeding company; each payor has a credit score of 900/900 on VantageScore Report (based on Experian Credit Report). 1st payor has been in salon business x10+ years; Renovations made to building since purchase include flooring, lighting and awning; tax assessed value for 2010 is 223,800. Property is a 1/3 acre lot with a 3000 sq/ft building. Seller wants to sell to purchase a home; looking to close within 60 days as she has already picked out the home; previously declined offer in 12/2009 of $132,000 and 136,000 in March 2010. I realize that you may not be able to beat these offers, but I thought I would give it a shot.
