Real Estate Marketing

Real estate marketing is an essential element when trying to sell properties. Without some form of marketing, buyers will be unaware of available real estate opportunities. Whether you are trying to find a buyer for your home, locate investment partners or working as a real estate agent, marketing is the key to success.

The first step of real estate marketing involves developing a marketing plan. You can have all the real estate marketing tools in the world, but if you do not develop a strategy those tools are worthless.

Creating a realty marketing plan will help determine the target market and understand their needs and buying habits. A newly married couple will have vastly different needs than a couple entering into retirement. Buyers of commercial real estate have entirely different needs than individuals seeking residential properties. In order to sell real estate, it is imperative to know as much information about prospective clients as possible.

Many real estate professionals make the mistake of focusing on their self or their company. The first rule of thumb with any type of marketing involves removing yourself from the equation. While you might have thirty years experience in real estate sales and closed million dollar deals, clients don't care about all your accomplishments. They simply want to know how you can solve their problem or help them obtain what they want.

When developing real estate marketing materials always focus on how you can solve problems and overcome challenges. Start by writing out a list of common problems. These might include helping borrowers obtain financing if they have filed bankruptcy or previously lost their home to foreclosure or providing a list of first time home buyer tips.

Once potential problems are addressed, create another list of how your product or service solves each problem. By solving problems through real estate marketing materials you can build relationships with clients and show that you are the person who can handle the job.

It is also important to develop follow-up marketing materials for potential real estate leads. Few people make important decisions based on information provided through a website or marketing letter. Staying in touch with prospective clients allows you to continue placing your real estate marketing message in front of them and generate confidence in what you offer.

Last, but not least, realty marketing plans should embrace the various options available to sellers and real estate investors. This might include real estate internet marketing, websites, postcards, letters, flyers, signs and advertising venues such as billboards, park benches, classifieds, magazines and newspapers.

Real estate marketing requires ongoing commitment. Technology is constantly changing and allows sellers and investors the opportunity to reach a broad audience. If you are not techno-savvy or do not possess a flair for words, hire professionals to assist you. Although hiring others to create real estate marketing tools can initially cost money, having professional marketing tools can save money over time.

The Internet provides an abundance of real estate marketing advice. Join real estate investing forums or social networks to meet other realty professionals. Ask questions and interact with forum members to learn the tricks of the trade.
