Wholesaling

Wholesaling refers to a type of real estate transaction. Investors purchase properties at discounted prices and sell to another buyer for profit. Wholesaling is sometimes referred to as house flipping. When wholesalers flip houses they sell them in as-is condition and do not invest any money to rehab the property.

Wholesaling real estate can be a profitable business as long as investors have a solid team of realty professionals. Let's face it. The real estate market is a mess. Millions of Americans have lost their homes to foreclosure. Banks have engaged in short sales and have thousands of vacant properties in their portfolios. Neighborhoods are suffering the effects by paying higher homeowner association fees, property taxes and utilities.

Purchase Structured Settlements

In order to purchase structured settlements in the U.S., investors and annuity brokers are required to adhere to state and federal regulations. Structured settlements are established to provide long-term income to individuals who have been injured due to the neglect of another. Injury settlements are often arranged for victims of automobile accidents, medical malpractice or workman's compensation injuries.

Approximately 75-percent of U.S. states prohibit the purchase of structured settlements. States allowing the sale of annuity payments require Annuitants to obtain court authorization. Since annuities are primarily used to provide funds for ongoing healthcare expenses or replace income lost for injuries resulting in disability, courts are reluctant to allow Annuitants to sell forthcoming payments.

Real Estate Forbearance

Real estate forbearance agreements are used when mortgage borrowers become delinquent with home loan payments. In order to qualify for loan forbearance, homeowners must possess the financial ability to make future payments and work with a bank loss mitigator to devise a repayment plan to cure mortgage arrearages.

When real estate forbearance agreements are issued the mortgage lender agrees not to initiate foreclosure proceedings as long as the borrower complies with payments terms. Mortgage forbearance repayment plans typically extend between three and twelve months.

Investment property refers to real estate purchased for the purpose of generating profits. Numerous types of properties exist and each produces income at a varying pace. For example, rental homes produces monthly income while house flipping generates a one-time cash payout.

Investors need to determine which type of investment property best suits their needs. Some investors prefer to build portfolios slow and steady, while others elect to diversify and purchase multiple property types.

Probate Money

Probate money refers to cash, coins, gold or currency gifted to beneficiaries through a decedent's last will and testament. Unless protected through a trust, inheritance money must be processed through probate before distribution can occur. Unfortunately, this process can extend for months or years.

Probate money can also refer to cash obtained through the sale of probated assets. Many aspects are involved with selling inheritance assets held in probate. Much depends on the type of asset and its value. Selling a business or piece of real estate requires considerably more effort than selling a valuable stamp or coin collection.

Deed in Lieu

Deed in lieu is an option presented to borrowers facing foreclosure. Deed in lieu agreements allow borrowers to return their house to the mortgage lender and walk away. Although homeowners' lose all vested monies and receive no sale proceeds they can avoid foreclosure and lessen credit damage.

Mortgage lenders are not required to offer deed in lieu agreements. However, banks benefit by this type of real estate transaction because it allows them to avoid the costly expense of foreclosure eviction.

Mortgage Note

A mortgage note is used when individuals purchase real estate by obtaining a loan through a lender. Mortgage notes contain information regarding the real estate transaction such as principal sum, interest rate, length of the note, monthly payment amount, prepayment penalties and stipulations of how the property is to be used; e.g.; primary residence or rental property.

A mortgage note can be sold to mortgage buyers in exchange for a lump sum cash payment. Multiple reasons exist to sell mortgage notes. The most common is to obtain quick cash to get out of debt, college tuition, or use funds for real estate or financial investments.

The word 'estate' refers to items owned by individuals who have died. An estate can consist of the decedent's home, car, personal belongings and valuable assets such as jewelry or collectable artwork.

When a person dies their estate must be settled through a process known as probate. The exception is when decedents establish a trust. Many types of trusts exist. Each has advantages and disadvantages. Trusts are generally reserved for estates valued over $100,000; however, strategies exist for smaller estates to avoid probate.

Wills Probate

Wills probate refers to a legal last will and testament executed by a person who had died. During probate, the last will must be validated and the estate settled before inheritance assets can be distributed to designated heirs.

An estate administrator is appointed in wills probate. This individual can be a spouse, family member, friend, attorney, estate planner or financial expert that specializes in handling probate cases.
