Sell House Fast

Today's real estate motto is "sell house fast". Problem is there are a bounty of houses on the market and only a handful of qualified buyers. There is no question the real estate market is in one of the worst slumps in recorded history. Foreclosure filings are occurring at record speed. Experts predict nearly 4 million Americans will file for bankruptcy protection this year. Nearly half of those filings will be an attempt to save homes from foreclosure.

Type in 'sell my house fast ' at any search engine and you'll discover thousands of websites offering house selling advice. The problem is a large percentage of these websites are operated by internet marketing entrepreneurs with no training in real estate

These small business owners earn commission by selling products from self-proclaimed real estate gurus. They make outrageous claims about a product they have never purchased. Or, they lure you into a "free" real estate seminar; dangling the promise of showing you how to sell your house fast. Once you arrive you discover they either want to sell you a product or service or offer to buy your house for a ridiculous price.

The Internet can be a wonderful place to locate valuable information. It can help you find the people and things you need to sell your house quickly. You should take full advantage of all that it offers. However, use common sense and take time to conduct research on the person or organization offering their assistance.

Real estate transactions are nothing to play around with. There are legal documents which need to be filed. Unless you possess exceptional real estate knowledge, you need to obtain professional help.

Helpful people include real estate attorneys, realtors, brokers, and private investors. If you're facing foreclosure, you will need to work with a loss mitigator. Most lenders have a loss mitigation department. Once a homeowner enters into pre-foreclosure, lenders assign a personal loss mitigator to manage their case.

I'm going to let you in on a little secret. Loss mitigators can be your best friend or your worst enemy. If you want your bank to help sell your house fast, be nice to the loss mitigator. Now is not the time to allow pride or anger to get in the way.

Loss mitigators have a stressful job. Not only do they assist homeowners in obtaining loan modifications, they also deal with short sales. Considering the number of foreclosure properties, loss mitigators are overwhelmed with short sale requests.

If all goes well, short sales allow homeowners to sell their house fast for less than is owed on the loan. Some banks persue borrowers for the difference between the sale price and loan balance. Others consider the loan as satisfied in full upon completion of the sale.

You are right Simon, there are a lot of dodgy companies out there. My advice if you are looking to sell your house quickly is to do your research. Make sure you are dealing with a reputable company.
