Today, I'd like to share a few real estate investing articles resources with you. If you're like me, you spend considerable time searching for credible information about the market. It certainly has been a roller coaster ride, with changes occurring daily.

There's no shortage of real estate investing articles. Opinions surrounding the market range from complete despair to being able to see the light at the end of the tunnel. I suppose you could say I am somewhere in between. I believe there is an abundance of investment opportunities. I also believe real estate investors who take time to become educated about the ever-changing real estate market can amass fortunes over the long term

1031 Exchanges

1031 Exchanges are a type of real estate transaction which allows investors to exchange property while deferring taxes. There are many rules and regulations associated with 1031 Exchanges. Adhering to the guidelines requires the assistance of a Qualified Intermediary (QI).

1031 Exchanges must meet specific protocol outlined in Section 1031 of the Internal Revenue Code. When entering into a 1031 Exchange, real estate investors are required to reinvest 100-percent of the equity into like-kind property of equal or greater value.

Estate Planning

Estate planning is important regardless of your age, income, assets or health. Many people procrastinate about planning for the distribution of assets in the event of their death. Some people feel they don't have enough money or personal belongings to justify executing a Will. Others think they are too young or in too good of health to start planning for their death. However, estate planning involves more than deciding who you want to inherit your belongings when you die.

At minimum, estate planning requires executing basic legal documents to protect your loved ones. Everyone should draft a Last Will and Testament; Power of Attorney; and Living Will or Healthcare Proxy.

Many people would prefer to file bankruptcy online, but even with modern technology this option is not yet available. You can, however, locate bankruptcy forms and bankruptcy attorneys via the Internet. Important information regarding various bankruptcy chapters and the new bankruptcy laws can also be found online.

Although you can't file bankruptcy online, the Internet provides numerous tools and resources to assist with filling out forms and preparing financial calculations. Many people prefer to use bankruptcy software, while others prefer hiring a bankruptcy lawyer to help them prepare legal documents and represent them in court.

Inheritance Money

Inheritance money refers to cash and financial holdings gifted to heirs through a Will, trust or probate. When money and valuable assets are inherited, they must be processed through the court system to ensure the estate is distributed according to probate laws. An exception to this rule is when inheritance money is protected through trusts.

During probate, inheritance money is generally transferred to an estate bank account. All assets owned by the decedent must be inventoried and appraised. Financial accounts are frozen to ensure outstanding debts, taxes, liens and judgments are paid. Upon approval from the judge, final distribution can be made to named beneficiaries

Bancruptcy is a common misspelling for the word 'bankruptcy'. Regardless of how you spell it, the thought of facing bankruptcy generally conjures up fear, anxiety, stress and shame. It's important to realize millions of Americans are currently in the same financial boat. With endless economic upheaval and skyrocketing unemployment rates, the entire country is on the verge of bancruptcy.

The good news is bancruptcy provides the opportunity to reduce or eliminate outstanding debts and start afresh with a clean financial slate. The bad news is new bankruptcy laws were implemented in 2005; making it considerably more difficult to obtain full discharge of debts.

Heir Advance

Heir advance is a term used to describe a cash advance using inheritance assets as collateral. The primary difference between cash advances and an heir advance is that the latter is not a loan. Instead, heir advances are repaid to the funding source when the estate settles out of probate.

Probate is a legal process used to validate decedents Last Will and Testament. During the process, all assets owned by decedents must be inventoried and a value established. An estate administrator is appointed to oversee the estate and perform certain duties. In cases where heirs elect to obtain a cash advance, the estate administrator must validate the amount of inheritance the heir is entitled to.

Mortgage bankruptcy refers to the 'Conyers Bill' which was enacted by legislation in 2007. The mortgage bankruptcy bill is highly controversial because it modified the new bankruptcy laws which took effect in 2005.

The mortgage bankruptcy bill requires borrowers to provide evidence they are incapable of obtaining the financial means to become current on delinquent mortgage payments to stop foreclosure.
