Realistate agents are licensed professionals who represent a buyer or seller in real estate transactions. Most agents work on a 100 percent commission basis and their income is dependent on locating suitable properties and closing deals.

There are two types of realistate agents -- Buyer's Agents and Seller's Agents. If you are buying property, you want to work with a Buyer's Agent. If you are selling property, you will want to work with a Seller's Agent.

It's important to work with a realistate agent who is experienced in the market you are looking to buy or sell in. Obviously, you would not want to work with a realistate agent who specializes in commercial property if you are trying to sell your home. Nor would you want an agent who understands the market of the city if you're looking to buy a home in the country.

Selecting the proper realistate agent is an important part of the real estate process. One of the easiest ways to locate an agent is to ask friends, family and co-workers for a referral. Even if the referred agent doesn't work out for you, he or she can refer you to another agent who specializes in your market.

The Internet is a convenient way to locate realistate agents. Start by typing in "real estate agents + your city" at your favorite search engine. All reputable real estate agents will post their biography on their website. By taking time to review each agent's profile, you will have a better understanding of what they can offer you.

You can locate reputable realistate agents in your area by attending open houses. This provides you with an excellent opportunity to meet the agent in person and ask questions. Attending open houses is an informal way to meet a variety of realistate agents and determine which one best suits your needs.

Experts recommend tracking "For Sale" signs in the area where you plan to buy or sell property. Although a bit time-consuming, this is a sure-fire way to locate the perfect realistate agent. Keep track of the for sale signs as they go up and down in the neighborhood. Write down the name and number of the agent and how long the house stays on the market. The agent who sells the most realistate in the shortest amount of time is your best bet.

Last, but not least, check local print publications and real estate magazines located at the entrance of grocery and drug stores. Realistate agents who advertise in local publications are generally more knowledgeable of the area's real estate market.
